Free CMA – What’s Your Home Worth?

Are you thinking of selling your home in Loudoun VA and would like to know what it is worth, or what homes in your neighborhood are really selling for?  They you are looking for a Free Comparative Marketing Analysis or Free CMA.  What is a Free CMA or Comparative Market Analysis?   First of all, it is not an appraisal.  A Free Comparative Market Analysis (CMA) is an estimated sale price for a property given current market conditions that is meant for marketing purposes.  It will encompass recent sales of similar properties that have sold in your neighborhood with in the last few month. It’s prepared by a real estate agent and it usually comes in report form. A Free CMA is not an appraisal, which is a professional estimate of your homes value. There is no fee associated for preparing a CMA.  It gives you as our client an estimate of the properties current value or valuation.  To do a proper CMA, an agent needs to walk through the property in question before preparing a CMA. Unless there are a lot of concerns, the entire process shouldn’t take long. However, property condition does affect price. If you have specific plans to do work on the property before you list it for sale, let us know before we prepare our report.
